In our traditional 'People of LMS' section we talked with the project manager of the Multifunctional shopping complex Kuzminki in Moscow — Hayrettin Yolsal.
Tell us what you do in Limak Marash, your area of activity, functions, position.
At the Limak Marash Group of Companies, I am the project manager of the Multifunctional shopping complex Kuzminki in Moscow. My activity is to implement a project within the framework of a contract with the customer. I control the production processes of general construction, electrical and mechanical works, I am engaged in the formation of the budget when participating in tenders, as well as strict compliance and control of the budget directly during the implementation of the object. I also take part in the formation of a team of specialists.
I am not an authoritarian leader and the opinion of the team I work with is important to me. I am ready to hear alternative points of view on any problem and form the best solution in this matter.
How did your career in the construction industry begin?
My professional path in the industry began with family members. My grandfather worked as a construction worker and my father as a surveyor. My father taught me his profession even before I finished school. But geodesy is only a part of the construction industry.
In 1983, I graduated from Istanbul Technical University (ITU) as a civil engineer, followed by a Master's degree in 1986.
In parallel with my university studies in Turkey I worked as a site manager until 1989. After that I was sent to Libya for the realization of a project.
Tell us about your experience in previous projects?
In my thirty years of construction experience in Russia, I managed to work on projects in Maloyaroslavets, Moscow, the Kaluga Region and in Sochi on Krasnaya Polyana.
For example, from 1994 to 1997 I worked as a deputy project manager on the construction of the Agrisovgaz plants and two residential complexes in Maloyaroslavets with 72 and 32 m2 of construction area.
In 2000-2001, I worked as a project manager for the restoration of the Church of the Intercession of the Blessed Virgin in the village of Nedelnoye in Kaluga region. The customer of the project was «Gazprom». I worked directly with the Deputy Chairman of the Gazprom Management Committee, who oversaw the execution of responsibilities and timing of the work. I can say that I learned a lot from him in the process, both professionally and in terms of professional development.
Since 2021 I have been working for Limak Marash Group, which has a reputation of a reliable general contractor in the construction market. The company's customers are satisfied with the quality of all types of work on time and trust me again to implement their projects.
Why are the processes in your business unique?
I like to take on complex projects: implementation of the object in a tight schedule, construction in the mountains, lack of logistics in the development areas and designing the object with parallel construction.
Such a project was the construction of the ski resort Rosa Khutor for the XXII Olympic Winter Games. I was project manager of the project and between December 2007 and November 2015 we built large-scale objects such as: a ski center at the +560 mark, cableway stations, Olympic and commercial ski tracks (53 ha and 17 ha), an artificial snowmaking system for ski tracks covering 30 km, a snowboard park and freestyle center covering 70 ha, and a mountain Olympic village at the +1100 mark consisting of 40 buildings (hotels, restaurants and parking lots).
And already in the period from 2015 to 2019 I worked as construction director on several more objects in the ski resort Rosa Khutor — reconstruction of the Rosa Springs health resort, construction of the multifunctional concert complex Rosa Hall and implementation of full coverage of the Rosa Star and Rosa Blade slopes.
The total built-up area of Rosa Khutor during the period of my work amounted to 120 000 m2.
What prospects does LMS have, in your opinion?
Limak Marash has every reason to become one of the best construction companies in Russia.
There are managers who are engaged in the construction business without specialized education in this field, only in management and financing. The founders of LMS are engineers by profession. We speak the same language literally and figuratively. They are busy investing in the development of new projects and active participation in tenders for the stable growth of the company.
Projects in tenders are scrupulously studied by the company founders. Only after a detailed analysis of the information and elaboration of the budget are the decisions on participation.
Our company can build projects of any complexity due to our qualified specialists and great experience in implementing such projects as airports, residential developments, trade and business centers, and industrial enterprises. Not all construction businesses are mobile. Not every company is ready to build in different parts of Russia, to do designer and construction supervision.
LMS management is aimed at implementation of large-scale projects in different subjects of the Russian Federation — geography is the widest, we can build simultaneously in Khabarovsk, Moscow and Chernyakhovsk.
